One: A Rule Change Made Us Less Competitive Here

The expensive thing to say, so it goes first.

Until recently a burned lot in this city was worth roughly what a replacement house on it was worth, less the cost of getting there. A cash buyer competes reasonably well in that arithmetic.

Since HOME, a qualifying lot may carry up to three dwelling units by right, and those units sit outside the envelope that constrains a single house. A developer buying that entitlement is purchasing more finished product from the same ground than we are, and on a strong central lot they will simply outbid us.

Because a great many lots do not qualify, because some owners want a clean exit rather than a development conversation, and because where the structure survived a repair-based purchase remains competitive. We are a reasonable answer in those situations and a poor one on a large qualifying lot.

Two: We Make Money From the Gap, Not From You

Where the money comes from, since it explains our behaviour better than any statement of values would.

We buy at a discount to what the finished property is worth, do or arrange the work, and keep the difference less costs. Nothing reaches us from you: no fee, no commission, no deduction, no charge for a figure or for declining one.

The consequence is that we want to buy property where a real gap exists and we have no interest at all in property where it does not. That is why we will tell you when repairing or developing beats selling. Talking you into a bad sale produces a deal we did not want.

Does That Mean Your Offer Is the Highest?

No, and it usually will not be. Our advantage is certainty, speed and taking the property exactly as it stands. If the highest possible number is what you want, a developer on a qualifying lot or a rehabber on a sound structure will generally beat us and we will say so.

Three: Almost Everything We Say Is Checkable

Which is the part you should use rather than take on trust.

The ordinances are published in the city's land development code. The lot dimensions, zoning and jurisdiction are on the appraisal district record. Our purchase history is in the county clerk's official records under our entity name. Whether a party needs a real estate licence is answered by the state lookup.

An owner who has checked the lot size and the mapped boundary is in a stronger position with us than one who has not, and we would still rather you did it. A seller who understands their property is faster to deal with than one who has to be persuaded of everything.

What We Buy
