No Tent, No Cap, Base Zoning Only

The mapped McMansion boundary covers much of greater central Austin and does not extend across the whole city. Where a north Austin property sits outside it, a replacement house is governed by the base zoning rather than by a 0.4 floor to area ratio and the setback planes.

Does That Mean the Multi-Unit Route Matters Less?

Its relative advantage is smaller, which is the point. In the central area two or three units escape a real constraint that a single house carries. Outside the boundary the single house was not carrying that constraint, so the gap between the two routes narrows considerably.

HOME May Still Apply Though

An important distinction that people conflate. The two ordinances have different geographies. Subchapter F covers a mapped central boundary; HOME applies by zoning district rather than by map.

So a north Austin lot in SF-1, SF-2 or SF-3 at 5,750 square feet or above may still support up to three units by right, even though the McMansion rules never reached it. Both questions are worth asking separately rather than assuming one answers the other.

How Do I Check Both?

The appraisal district record gives the zoning and the lot dimensions, which answers the HOME question. Development Services can confirm whether the address falls inside the Subchapter F boundary. Both are free and the answers are independent of one another.

We publish no boundary maps or zoning conclusions for north Austin addresses. The mapped area has a specific edge and zoning varies parcel by parcel, and the city holds both answers definitively.

Post-War Construction Changes the Structural Answer

Much of this stock is frame with a brick veneer, and the veneer carries nothing. So the reasoning that governs masonry markets, where a standing shell removes the demolition, does not apply. Once fire reaches the framing behind a veneer there is no shell to preserve.

Older dimensional framing here can sometimes be repaired in sections where later engineered assemblies come out whole. Establishing which you have is the first structural question, and wall thickness at a window reveal is the usual quick check for the veneer.

And the Slab Underneath

Slab-on-grade throughout, and heat damage to a slab is invisible. It is the largest unknown on most north Austin files, and on a house where the framing points toward a rebuild, the slab is frequently the only thing standing between two very different numbers.

The Numbers Outside the Mapped Area

Where Subchapter F does not reach, neither the 0.4 floor to area ratio nor the 2,300 square foot floor applies, and there are no planes rising 15 feet and angling in at 45 degrees. The base height in SF-1, SF-2 and SF-3 remains 35 feet.

HOME still applies by zoning district, so a north Austin lot of 5,750 square feet or more in one of those three districts may carry up to three units, an allowance open to applications since 5 February 2024. Most stock here dates from the 1950s to the 1980s.
