More Lots Clear the Threshold Than People Think
The 5,750 square foot minimum for two and three unit projects is a genuine constraint in the older central neighbourhoods, where many lots were platted below it. Out here it frequently is not.

So a replacement house here is governed by the base zoning rather than by the 0.4 floor to area ratio cap and the tent. That makes the single house route more attractive than it is centrally, which narrows the advantage the multi-unit route otherwise carries.

Newer Construction, Different Fire Behaviour
The stock here is mostly later than the central neighbourhoods, and that changes the structural answer after a fire.
Engineered roof trusses and floor systems are efficient and unforgiving. Once heat has compromised the connections they come out whole rather than being repaired in sections, so a fire that reaches the roof structure on later housing more often produces a rebuild than the same fire in a 1930s house closer to the centre.
The Slab Question Applies Here Too
Slab-on-grade throughout, and heat damage to a slab is invisible. It remains the largest single unknown, and on a house where the framing already points toward a rebuild, the slab often decides between two very different numbers.

Where the mapped Subchapter F boundary does not reach, the 0.4 floor to area ratio, the 2,300 square foot floor and the planes rising 15 feet at 45 degrees do not apply, leaving the 35 foot base height as the main envelope constraint.

Am I Inside the McMansion Boundary?
Most of the southeast is not, and the city can confirm it for your address. Outside it a replacement house is considerably less constrained.
